Abstract

This study compares econometric and machine learning models for industrial real estate valuation in Uzbekistan. OLS, Random Forest, and ANN models were evaluated using RMSE, MAE, MAPE, and R². The results show higher predictive accuracy of machine learning models, with ANN achieving the best performance. Infrastructure quality, location, and property characteristics were identified as key determinants of value.
